Flat out: How Brisbane unit market is keeping door open for younger buyers

Brisbane’s unit market is still booming and offering a much cheaper entry for younger buyers, according to CoreLogic.

The market research company said the median price for a unit in Brisbane grew 15.6 per cent in the year to March and was still growing at 4.6 per cent a quarter.

The typical Brisbane unit recorded a rise of $63,000 in the past 12 months, CoreLogic said.

In regional Queensland, the growth for units was almost 6 per cent for the March quarter.

In comparison, Sydney’s unit market, where the median price is $355,000 more than Brisbane, more than half of the market was in decline.

“Amid higher inflation and the rising cost of living, prospective buyers are finding it harder to save for a deposit,” CoreLogic said.

“Assuming a 20 per cent deposit level, the average house deposit has increased by approximately $36,000 over the past two years, while the typical unit deposit has increased by around $15,000.”

CoreLogic said the unit market was facing headwinds though it may be more resilient than the house market. The unit market was also less volatile than the housing market and any downswing was not likely to be as large as that experienced in the housing market.

“It is clear that the investment proposition for units is becoming slightly more favourable in terms of rental return. Units rents are currently rising faster than capital growth and faster than detached house rents,” CoreLogic said.

“Gross rental yields seem to have bottomed out in some cities and are now rising.”

The company said this may be due to relaxed restrictions around international travel earlier this year. It said overseas arrivals tend to be renters and are likely to be concentrated in densely populated parts of cities.
